A 6 Step Checklist for Landlords and Tenants to Complete Before Touching the Thermostat

  1. Update your Thermostat 

Older thermostats aren’t necessarily the most effective for temperature control. Make sure your thermostats are working properly to ensure proper heating and cooling for your residents. 

Remind your residents thermostats can be adjusted to a comfortable temperature when they are home and turned down when they are away. This will help keep tenants comfortable and minimize energy bills.

  1. Dehumidifier vs Humidifier

There are pros to both. Both dehumidifiers and humidifiers play a large part in the comfortability of the air in homes. 

Dehumidifiers work by taking moisture out of the air which allows for bodies to cool themselves better usually during those warmer, stickier months. 

Whereas, humidifiers work by adding moisture to the air which can be extremely beneficial for the cooler months when knuckles start to crack and noses get dry. 

  1. A Clean Heating and Cooling System is Key

Change that filter! By doing so this will allow for HVAC systems to work properly. A properly functioning HVAC system will enable homes to better hold a steady temperature and save on your energy bills. 

Note, just because you change the filter doesn’t mean your work is done. Make sure routine maintenance service appointments are scheduled to maximize the effectiveness of your HVAC system.

Wouldn’t that be nice! Well, your HVAC system isn’t the only factor that controls the temperature in your home. 

Take advantage of the sun and let those free rays assist in warming your home by opening up your curtains or blinds. 

How about your windows? 

If it’s cold out and you’re feeling cold inside, make sure your windows are closed and locked up to help keep out that chill. 

Feeling warm? 

If it’s colder outside than inside, crack one or a few windows open rather than cranking your thermostat. Let the cool air wisp through your home and bring you the comfort you need. Don’t forget to shut and lock them after you’ve cooled down!

  1. You’ve Had Enough!

No matter how many times you check to make sure your windows and doors are closed and you still feel uncomfortable, it could be time for an energy audit. 

Several utility companies offer free audits to validate you are not crazy for thinking something isn’t right with the temperature in your home. These audits will find those leaks and cracks you swear must be there. They might recommend getting or replacing weather stripping to seal up those windows and doors. 

  1. Adapt to Your Surroundings

Dress for the weather. 

When it’s cooler out do what you can before adjusting the thermostat. Put on some fuzzy slippers or a sweater if you’re chilly. 

When it’s warmer out make sure you’re wearing breathable clothing like cotton which allows your body to control its own temperature, it’s like controlling your body’s thermostat.

Do any of your appliances produce excess heat? 

If so, utilize it! While your appliances are running (better go catch it…), pair the rest of your chores while they run. Cook, clean, do whatever you can to help warm your home without touching that thermostat.

On the flip side, if it’s hot and sticky out maybe doing your chores while those heat producing appliances are running isn’t the best idea. Why not save those chores for the night time? This will help eliminate excess heat throughout the day.
